Is this just ChatGPT with an HOA prompt?
No. The assistant searches the association’s uploaded governing documents and returns answers with source citations. A generic chat model does not have your declaration, and it will invent plausible-sounding rules.
What documents does the AI read?
The community’s uploaded records — typically the declaration/CC&Rs, bylaws, rules, and policies. Boards can also keep minutes and forms in the document center. Enforcement questions are grounded in recorded restrictions, not meeting-minute discussion.
Can owners use the AI, or only the board?
Residents can ask questions through the portal. Visibility still respects document access — board-only records stay board-only.
Does the AI make board decisions?
No. It retrieves and drafts. Hearings, votes, and approvals stay with the people who hold those roles. HOA-I is not legal advice.
